Grounds Caretaker Part-time

Our client is looking to take on a Caretaker at their static residential site in Surbiton. It is a part time role of 20 hours per week (8am -12pm - 4 days) with an immediate start. 

You will need to be personable, amenable and a collaborative person. Teamwork with the two gardeners on site is an absolute must. You will report to the lead gardener on site on a day-to-day basis, but line management will remain the maintenance director at HQ.

Responsibilities included:

Daily Duties

  • Remove litter from roads, pathways, and flower beds.
  • Check for graffiti and either remove it or report major issues to the Managing Agent.
  • Report any vandalism or damage immediately.
  • Monitor parking areas and issue warning notices to vehicles without valid permits or those parked incorrectly.
  • Keep records of parking offences and report repeat offenders.
  • Ensure communal paths and gardens are clean and free from dog waste.
  • Report breaches of estate rules, including unauthorised building works, satellite dishes, or ??For Sale? boards.
  • Ensure rubbish is disposed of correctly and not left outside properties or bin compounds except on collection days.

Routine Duties

  • Clear leaves and debris from gutters, pathways, and communal areas using estate equipment where required.
  • Sweep gravel back onto pathways and maintain gravel areas to reduce weed growth.
  • Report damaged plants, garden issues, or excessive weeds to the Managing Agent.
  • Keep records of all issues reported.
  • Assist contractors working on behalf of the Estate Company by directing them to facilities such as water supplies, meters, pumps, and drains.

Other Responsibilities

  • Check estate equipment including fountains, lighting, sewer pumps, and gates, and report faults.
  • Keep the estate office tidy and secure when not in use.
  • Adjust the fountain timer when required.
  • Spread salt or grit during icy weather conditions.
  • Deliver newsletters or notices to residents when required.
  • Report unauthorised persons on site to the Managing Agent or Police where appropriate.
  • Remove weeds, rake gravel areas, and maintain flower beds.
  • Water plants and grass areas as directed.
  • Carry out additional duties appropriate to the role as requested by the Managing Agent.
  • Maintain a daily work diary, including arrival and departure times.
  • Read and report estate meter readings on the first day of each month.

Apartment Duties

  • Inspect apartment hallways and underground parking areas daily for damage, leaks, defects, or unusual activity and report concerns immediately.
  • Keep bin compounds tidy and disinfect bins when required.
  • Remove leaves and debris from underground parking areas.
  • Report excessive cardboard waste to the Managing Agent.
  • Replace faulty light bulbs in communal hallways.
  • Carry out minor repairs and general maintenance tasks as authorised.
  • Read and report apartment meter readings monthly.
  • Provide access to apartments and communal areas for authorised contractors when required.
  • Ensure underground parking areas remain free from flammable materials and report any concerns
