Our Client is looking for a Caretaker to join their Team.Primary responsibility is to assist in the delivery of property management service to the residential building(s), its residents and building(s) owners.

Roles and Responsibilities:

Clean the bin and recycling storage areas and report any dumped bulky items to the managing agent as and when needed

  • Clean the driveway and garden area on a daily basis using the tools provided i.e. leaf blower and garden hose
  • Carry out jet washing of white walls and pavements at the front of the building
  • Ensure bollards are lowered at the start of your shift
  • Water all green areas, hanging baskets and window boxes
  • Ensure clear and safe pedestrian access to the site, particularly during periods of adverse weather e.g. clearing snow, gritting etc.
  • Carry out grass cutting and some landscaping
  • Clean the internal face of external windows and other internal glass within the limitations of safe working practice.

Your responsibilities will include but are not limited to the following duties expected to be carried out by all on-site managed employees regardless of their role.

  • Ensure the presentation and cleanliness of the common areas are maintained to a high standard.
  • Sort and deliver mail as required
  • Undertake minor maintenance tasks within communal areas e.g. changing light bulbs (including external light bulbs). and ensuring reference is made to the site Process Risk Assessment (PRA) before such tasks are undertaken
  • Ensure sufficient supplies of consumable items e.g. grit etc. in stock
  • Escalate any building or grounds issues raised by residents
  • Ensure all incidents, accidents, near misses and maintenance visits are reported to the appropriate person i.e. Head Porter, Building Manager and Managing Agent.
  • Inspect the building whilst carrying out your regular duties and report any defects to the appropriate person i.e. Head Porter, Building Manager, Managing Agent etc.
  • Ensure compliance with Fire Safety regulations by ensuring all exits are clear from obstruction, ensuring that all fire exits are closed and being aware of the procedures to follow should a fire occur
  • Ensure a high standard of housekeeping is maintained including the collection of litter from around the building as you carry out your duties
  • Ensure that all hazardous material e.g. cleaning materials are used and stored in accordance with COSHH regulations and that COSHH Risk Assessments & Material Safety Data Sheets are held on site for each cleaning product used.Ensure all duties are carried out in accordance with any training/ instructions provided.
